Do Open Houses Really Help Sell Homes?
Do Open Houses
Really Help Sell Homes?
The answer is Yes, they certainly do!
Open Houses are a great marketing tool! There are
several marketing tools typically used to sell homes which include internet
exposure, newspaper ads, yard signs and Open Houses. There is no
way to predict in what way a home will sell before it goes on the market.
That is why broad-based exposure using them all is the best way to market your
home.
In today’s market with a lot of homes competing for a buyer,
an Open House is an even more important marketing tool and can make the
difference in getting the home seen and sold. It is a convenient way for
buyers to see several homes in a few hours time. Many buyers search the
Open House ads, make a list, and start shopping. We often get calls from
buyers asking if a certain home will be open the following Sunday and prefer to
come through then rather than taking the time during the week for a
viewing.
Statistics have shown that a large number of buyers first
saw their new home at an Open House. Personally, of the homes I have sold
in 2006, more than 71% first saw the home at an Open House!
While Open Houses are unpredictable as far as how much
traffic is going to come through on any given day, you can increase your chance
of getting your home sold faster if you are consistent and have Open Houses
every weekend. The more easily accessible you can make your home to
buyers, the better chance you have of selling it. As with selling any
product, you first need a buyer to look at it!
